One day for a residential garage or basement. Foot traffic in about 4–6 hours after the final topcoat, vehicles back on it in about 24 hours.

Do you cover Lancaster, Ephrata and Lititz?

Yes — Lancaster County, Pennsylvania is our home county. Spartic Coatings works out of 33 Lee Aly in Ephrata, so Akron, Denver, New Holland, Lititz and Manheim are all a few minutes out, and Columbia, Mount Joy, Elizabethtown, Strasburg, Leola, Quarryville and Willow Street are short, easy runs. Being local here means we can usually get eyes on a slab quickly, and start early enough in the day to finish a typical garage or basement in one day.

What kind of concrete do we see in Lancaster County?

Two very different slabs, sometimes on the same road. A lot of the county is older farmhouse and converted-barn property, and those basement floors were poured by hand decades ago: float finished, uneven, laid over a rubble or stone base, cut through at some point for a new drain or water line and patched back with a different mix. The surface has usually carbonated, which is why it dusts every time you sweep it. Then you have the newer developments around Lititz, Manheim and Elizabethtown, where the slab is young, flat and power troweled so tight that the top is effectively closed. That is the opposite problem — nothing for a coating to key into.

Both get the same answer, which is why we do it the same way every time: diamond grinding, never acid etching. Grinding opens a real concrete profile on a hard troweled slab, and it levels the high spots and old patch lines on a rough one. Acid washing does neither reliably; it softens the paste and leaves residue, and a coating over residue is a coating that peels in sheets a year later. You can see the three stages of this on how it works — bare slab, ground slab, finished floor.

What goes wrong in an old farmhouse basement?

Moisture, usually. An old slab often has no vapor barrier under it, so ground water pushes up through the concrete as vapor. We test for that before quoting — a plastic sheet taped down overnight, and calcium chloride testing where the reading matters — because coating over active hydrostatic pressure is how you get blisters and delamination. If a floor is too wet we will tell you, and we will tell you before you have paid for anything.

The other honest caveat is cracking. We chase out and fill cracks and grind back spalled edges, and the finished floor is far stronger than what was there. But a moving crack or a control joint can still telegraph a faint line through the coating over time. We would rather you hear that now than be surprised by it later.

How soon can you get out here?

Lancaster County is the shortest drive we make, so it is usually the quickest to schedule. A typical residential garage or basement is a one-day install: grind, repair, base coat, flake broadcast by hand to rejection, scrape and vacuum, then two clear polyaspartic topcoats. You are back on it on foot in about four to six hours, and parking on it in about twenty-four.

Do you install through the winter?

Yes. We install year round, because polyaspartic cures across a much wider temperature range than epoxy. An unheated Lancaster County garage in February is still workable for us, where an epoxy base coat would sit soft or never fully harden. Polyaspartic is also UV stable, so a bay that gets direct sun through an open door will not amber the way an epoxy floor does.

What do people here ask us for?

Mostly attached garages and basements, with a steady amount of patio work through the warmer months. Start with garage floor coating, basement floor coating or patio and pool deck coating, have a look at the blends on colors and finishes, and get in touch when you want a firm number.
