About Us

Spartic Coatings is a leading provider of polyaspartic floor coating services throughout Pennsylvania. As a family-owned business, we believe that if you put your name on something, you should stand behind it with quality craftsmanship and exceptional service.

Who We Are

Spartic Coatings is a concrete floor coating company based at 33 Lee Aly in Ephrata, Pennsylvania, serving Lancaster, Chester, Berks, Dauphin, York and Lebanon counties. We install polyaspartic flake systems: the slab is diamond ground rather than acid etched, flake is broadcast by hand to rejection, and two clear polyaspartic topcoats go over it. A typical residential garage or basement is installed in one day — foot traffic in about four to six hours, vehicle traffic in about twenty-four. The system carries a lifetime warranty, and the written warranty document comes with the quote.

How we work

What makes one coated floor outlast another?

Not the brand on the bucket. What decides whether a floor is still bonded in ten years is the preparation underneath it and the number of coats over it. Our method is fixed, and it runs the same way on a two-car garage as it does on a finished basement.

  • We grind every slab. Diamond grinding opens the pores of the concrete so the base coat keys into the slab instead of sitting on laitance, old sealer or paint residue.
  • We test moisture before we quote. A slab moving water vapor up through itself will lift a coating eventually, so we measure first and tell you the reading we got.
  • We broadcast flake to rejection. The flake is thrown by hand until the base coat will not take any more of it. That gives a continuous flake layer with no thin patches to wear through.
  • We put two clear topcoats on. Two clear polyaspartic coats, not one. The second is the wear layer, and it is the reason traffic does not walk its way down to the flake.
  • We coat the apron. The apron where the garage door meets the driveway takes the weather, the road salt and the tire scrub. Leaving it bare leaves the most exposed edge of the floor unprotected.
  • We will turn a job down. If the concrete needs structural repair, or there is an active water problem and coating it is the wrong order of operations. We say so, and we tell you what has to happen first.

Our limits

What we will not do

Most of what goes wrong with a coated floor traces back to a shortcut taken on the day. These are the four we refuse to take. There is a fifth that is not about the floor at all: the number you get at the estimate is the number on the invoice. If we open the slab up and find something neither of us expected, we stop and talk to you about it — we do not write a surprise change order and keep going.

STEP 01

We do not acid etch

Acid etching is the cheap substitute for grinding. It roughens the very top of the slab, leaves residue sitting in the pores, and cannot touch an old sealer or paint at all. We diamond grind, one hundred percent of the time.

STEP 02

We do not install single-coat systems

A one-day floor with one coat over the flake is a thin floor. Two clear polyaspartic topcoats go on every job, because the second one is what actually takes the wear.

STEP 03

We do not coat over an active moisture problem

If water is moving through the slab, a coating traps it and the bond fails from underneath. We test before we quote a basement, and when the reading is high we tell you what the slab needs first rather than selling you a floor that will lift.

STEP 04

We do not subcontract the grind

Preparation is the part of the job that decides the outcome, so it does not get handed to someone else. The crew that grinds your slab is the crew that coats it.

Where we work

What areas does Spartic Coatings cover?

We work out of Ephrata, in Lancaster County, and we cover six Pennsylvania counties from there: Lancaster, Chester, Berks, Dauphin, York and Lebanon. Most of that service area sits within two hours of the shop, which is what makes a one-day install practical — the crew, the grinders, the vacuums and the material all arrive in the morning, and the floor is finished before they leave.

Ephrata is the base, not the boundary. If you are out toward the edge of that map, ask anyway; it is a short conversation and we would rather give you a straight yes or no than have you guess. The county-by-county breakdown is on the service areas page, finished floors from around the region are on the projects page, and if you want to compare the material against epoxy first, start with polyaspartic vs epoxy.

Finished work

Garages, basements and pool decks

The flake color and the gloss level change from room to room. The grinding, the hand broadcast and the two clear topcoats do not.

  • Wide workshop garage with a grey granite flake floor and finished walls
  • Finished basement living space over a flake coated concrete floor
  • Coated pool deck surrounding an in-ground pool
  • Two-tone garage floor with a charcoal border around a lighter flake field
  • Finished basement rec room with a coated concrete floor
  • Garage finished as a living space over a sandstone flake floor
  • Close view of a coated pool deck at the edge of the water
  • Basement corridor with a charcoal flake floor running toward a doorway
  • Two-car garage with cream walls and a light flake coated floor
The estimate

What happens when we come out to look at your floor?

It is a measuring appointment, not a sales presentation. This is the whole of it.

  • We measure. Real dimensions, including the apron, the steps and the closet or alcove that usually gets forgotten.
  • We look at the slab in the room's real light. Flake reads one way under a bare garage bulb and another way under basement can lights, so we look at it where it is going to live.
  • We bring physical flake samples. Boards you can hold, tilt and hold up against your cabinets. A blend on a screen is not the same thing. The range is on the colors and finishes page.
  • We tell you what the concrete needs. Cracks, spalled edges, control joints, moisture, an old coating that has to come off — you hear about all of it at the estimate, not on install day.
  • You get a firm number. In writing, for the scope we just walked, with the warranty document included. Nothing gets guessed at over the phone.
Questions

About working with us

Are you licensed and insured?

Yes — Spartic Coatings is licensed and insured, and we can send you the paperwork before anyone starts work on your slab. Ask for it at the estimate if you would rather see it up front; it is a normal request and we are not offended by it.

Do you use your own crew, or subcontractors?

Our own crew does the work, and that includes the grinding. Preparation is the step that decides whether the coating stays bonded, so it is not something we hand off — the people who open up your concrete are the people who coat it the same day.

How far will you travel?

We cover six Pennsylvania counties from Ephrata: Lancaster, Chester, Berks, Dauphin, York and Lebanon. Most of that area is within two hours from the shop, which is what lets us grind, coat and finish a residential floor in a single day. If you are just past the edge, call and ask rather than assuming.

How do I know the prep was actually done right?

Look at the slab yourself before the base coat goes down — a properly ground floor is visibly open and uniformly dull, with no glossy patches of old sealer and no smooth skin left in the low spots. We will stop and show you the profiled concrete, and we photograph it as a matter of course. If a company will not show you the slab between grinding and coating, that is worth asking about.
